AS-BUILT
Rogers-O’Brien Construction, Ltd. — Dallas, Texas. One privately held builder, read entirely from the public record, 1969 to 2026.
RO scans its jobsites into point clouds with MirrorScape. This record scans RO the same way — every claim a captured point with a return strength, and where the data is absent, the scan shows shadow rather than guessing.

The scan starts by fixing the date.
A common brief states RO was founded in 1925 and marked a centennial in 2025.
REFUTED by the firm's own Class A record. r-o.com states consistently that Rogers-O'Brien was founded in 1969 by Steve Rogers and Pat O'Brien. There was no 1925 centennial.
The firm's own site is authoritative on its own founding date. The 1925 premise is attribution drift from an unrelated firm — logged as CON-RO-01, resolved to 1969.
A record that opens by correcting its own brief is a record you can trust with the rest.
Return strength, and shadow.
Every claim carries a return strength derived from its evidence. A strong return is a primary source; a weak one is a modeled aggregator. Where nothing returns, the point renders as shadow — and shadow is never filled in.
Metric types are never merged: ENR companywide revenue, a regional ranking, segment percentages, and aggregator estimates stay distinct. Rank movement is not a revenue trend.
Two engineers, a truck-wash station, three generations.
Founded by Steve Rogers (ME, Texas Tech) & Pat O'Brien (CE, Texas A&M). First project: an $11,000 truck-wash station.
Partnership with Stran-Steel; early design-build.
25th year; Steve Rogers retires. Preston McAfee (Pat O'Brien's stepson) joins as EVP.
First appears on ENR Top 400 at #400.
Austin market entered (via Construction Partners, successor of Faulkner Construction).
Founds RO Equipment Services (ROES).
Justin McAfee (3rd gen) joins; VDC department forged.
Preston McAfee → Chairman; Justin McAfee → President & CEO.
Opens Waco office — fifth region.
Launches MirrorScape (Apr 10) and Compass AI (Sep 2); surpasses $2B revenue.
ENR #74; ROES scaled to $20M.
Family-owned. Texas LP. And the tech is in-house.
Third-generation family-owned. No ESOP, no private equity, no outside equity disclosed. (Family-owned ≠ employee-owned.)
Founded 2007; owned-equipment platform scaled to $20M (2026). Not confirmed a separate legal entity.
Launched Apr 2025. A service/team of RO — NOT a spinout or separately-owned company.
Launched Sep 2025. Built internally — a product of the construction entity, not a subsidiary.
MirrorScape and Compass are internal services of the construction entity. No separately-owned technology legal entity was found. Rendering either as a spinout or subsidiary would be false.
Six numbers. Six different meanings.
Two firm-stated counts differ by release channel/date. Both retained, never averaged (CON-RO-05). Aggregators (Revelio 715, RocketReach 507/684) are Class D.
Aggregator revenue estimates ($204M–$1.2B — RocketReach/LeadIQ/ZoomInfo/Growjo) are modeled and contradicted by the authoritative ENR $1.97B. Shown here only as REFUTED. Do not use.
The tech is real, and it is theirs.
RO's technology reputation is backed by genuine, first-party internal capability — not marketing. An internal VDC team, an internal reality-capture service, an in-house AI assistant, a Chief Innovation Officer and R&D team, and a named enterprise Revizto agreement. Deeper than typical for a firm this size.
Internal VDC department since 2009 (first tech projects: 1400 Hi Line, Methodist Hospital for Surgery). Paper-free/iPads 2011; first drone 2012.
MirrorScape (Apr 2025): internal reality capture. Sub-services ClearScan, Scan2BIM, TopoMap, Site360, Virtual Walkthroughs. Toolkit: drone fleet, SLAM LiDAR, Trimble terrestrial scanners, two documentation robots. 30+ site visits after soft launch.
Compass (Sep 2025): in-house AI assistant. 5,600+ queries, 7,000+ project records; runs GPT-5, GPT-5 Reasoning, Sonnet 4, Grok 4.
Revizto 3-year enterprise agreement (Aug 2024) to standardize model coordination. RO is a named reference customer.
Five offices. One state. On purpose.
RO builds exclusively in Texas. Fort Worth (opened 1982) is historical, not in the current five-region set.
Landmarks captured. The rest is shadow.
≈10 landmark projects captured with A/B sourcing — an estimated 30–35% of a true universe in the hundreds for a $2B-revenue GC over 2015–2026.
32 stories, 354 units, ~696k SF; tallest downtown SA residential. Page (arch), Weston Urban (dev).
Contract signed Oct 2017; largest to date. Subject of the 2020 lawsuit.
30 stories, 199 units, 350k SF; Revizto deployed.
23 stories, 148 units, 500 beds; done 2027. Parallel (dev).
65,000 SF; built entirely from a 3D model.
235k SF reno + 80k SF new; GFF (arch).
135,000 SF; JV with JE Dunn.
Every disagreement, still open.

WD Tex 5:20-cv-00590. RO sought ~$34M ($13.6M retainage) over a San Antonio data center. Largest disclosed dispute; disposition unknown from free sources.
An allegation is not a fact; an open matter is only an open matter. Litigation volume at RO's scale is a normal function of volume, not evidence of distress. RO was the plaintiff here.
What returned, and what did not.
Thinnest returns: self-perform quantification, EMR/OSHA, and the full project census. Where the scan has no data, this record shows shadow — it does not fill it.
INFRATEK builds claim-centric records: every figure sourced, every metric type kept distinct, every gap rendered as shadow rather than filled. This one was captured from the outside.
